1. What does Tailored Housing do?
Tailored Housing specializes in short-term rental management, transforming properties into high-earning vacation rentals. We combine cutting-edge technology, hands-on expertise, and personalized service to maximize your annual rental income by 2-5x while delivering five-star guest experiences.
2. Where do you operate?
We currently serve the Dallas Metro, Fort Worth, and Broken Bow areas. If your property is outside these regions, contact us to discuss potential expansion opportunities.
3. How do you increase rental income by 2-5x?
We use PriceLabs to optimize pricing dynamically based on demand, seasonality, and local events. Manual adjustments to pricing and length of stay restrictions are made by our team in Pricelabs on a daily basis. Settings are also revisited several times a month to match market demand and keep your occupancy high while charging a rate that best represents the luxury quality experience offered to guests. Every property is analyzed using several tools.
We leverage RankBreeze (www.rankbreeze.com) to see exactly where we land on the Airbnb rankings and compare against other similar homes. In that tool we’re comparing prices and length of stay and can view our booking calendar against the competition. Outside of RankBreeze and PriceLabs, we use Airbnb Insights and VRBO Performance insights (tools within those platforms) to see how we stack up when it comes to page views, conversion rates (conversions to bookings), occupancy, nightly rate and booking lead time. This data is collected every Sunday night and then your marketing pages are updated on Monday and Tuesday of each week based on what the data tells us. Changes are then tracked over the next week to see if we’ve improved/increased bookings and average rates. This process is done weekly and results are recorded.

Performance & Reporting
12. How often will I receive updates?
Access real-time booking calendar, revenue data and occupancy stats through our owner portal. We also provide monthly performance reports with total revenue for the month, the revenue source and total cleaning fees.
13. Can I block off dates for personal use?
Absolutely! Just notify us in advance, and we’ll mark your calendar as unavailable.
14. What if my property isn’t earning as expected?
We conduct a detailed audit to identify issues (e.g., pricing, photos, or amenities) and implement adjustments to boost bookings.
